Deed of Assignment

This registerable instrument is prepared when there is a transfer of title between parties over land that holds a Certificate of Occupancy. The Assignor transfers their unexpired interest in a property to an Assignee via the Governor’s consent as delegated to the Hon. Commissioner for Lands & Water Resources via Section 22 of the Land Use Act.
Requirements for application for consent/registration of Deed of Assignment with Consideration:

  • Executed Deed of Assignment
  • Survey Plan (optional: needed only if part of the Land is excised)
  • Passport photographs of Assignor & Assignee
  • Stamp Duty (3% of Consideration)
  • Stamp duty sealing fees: ₦1000
  • Payment of Accrued Ground Rent
  • Deeds Approval Fee: 5% of Assessed Value
  • Non refundable application fee: ₦10,000
  • Late Registration Fee: ₦10,000 (applicable one year after execution date of Deed of Assignment)
  • Certificate of Incorporation (for companies only)
  • Inspection/Assessment to obtain Approval-in-principle

  • Stamp duty sealing fees: ₦1000
  • Payment of Accrued Ground Rent
  • Deeds Approval Fee: ₦30,000
  • Non refundable application fee: ₦10,000
  • Late Registration Fee: ₦10,000 (applicable one year after execution date of Deed of Assignment)
  • Certificate of Incorporation (for companies)
  • Inspection/Assessment to obtain Approval-in-principle
